Modular Construction – Product Overview
At the heart of the ECOTECH system is an innovative structural steel chassis that can be connected together seamlessly to create fully complete buildings of virtually any dimension.
The frame’s strength unlocks architectural freedom to create expansive floor to ceiling windows, spacious openings along an entire side or to join multiple modules together to form a large connected space – all without the need for additional internal supports.
The design comes direct from the shipping industry and builds on the vast experience that comes from manufacturing tens of millions of shipping containers over the past 60 years. The modules utilise the same lifting mount system as shipping containers, enabling them to be transported and craned damage-free to the site without special equipment.
Best in class Modular Technology
Ecotech has invested millions of dollars developing a modular technology that has the capability to stack up to 10 levels with 11 National MultiProof certificates, with 2 further applications currently before MBIE.
Quality Leadership
Ecotech has worked closely with MBIE and Councils to create an offshore building system that fully complies with New Zealand’s challenging building code and standards. A robust third-party independent inspection system provides confidence that every module has been tested to the same rigorous standards as any NZ-built home.
New Zealand Design and Innovation
Our design and engineering is 100% Kiwi sourced. Modules are architecturally designed by leading NZ Architects that seamlessly blend functionality with style and affordability.
60 min Fire Cells
Modules are fire cells providing a minimum of one hour fire protection without the need for inter-tenancy walls.
Raw Strength
The strength of the module design allows for ease of transport and stacking of modules to heights of up to 10 level's.
Integrated Verandahs
Walkways and verandas can be integrated into the module and shipped as a complete unit. No need for scaffolding.
Product Lab Testing
Products are Lab tested to ensure the designs fully meet or exceed New Zealand standards.
Rapid Assembly
Modules click together – providing exceptional performance even in seismic zones.
Modular Construction – Key Advantages
Modular construction is the assembly of complete, manufactured housing units, rather than traditional on-site building involving multiple trades, offering significant advantages over traditional construction.
- In buildings 3+ levels or projects that exhibit high levels of repetition, circa 30% lower construction costs can be achieved through efficiencies created from the use of replicable designs and offshore manufacturing
- Lower development cost result in higher development margins compared with the equivalent traditionally built product as completed dwellings are sold at the prevailing market price
- Manufacturing (vs construction) significantly reduces the risk of unexpected cost escalations providing greater budget certainty
- Less technical construction requirements provide for the use of less and lower skilled labour, reducing labour costs during assembly
- Groundworks and fabrication of modules are completed in parallel reducing the development timeframe
- Offsite module fabrication reduces the number of on-site trades and overcomes climate challenges supporting a more flexible program
- Completed modules are craned onto site (~12 modules per day) with final assembly completed in weeks not months
- Modules are available in a range of sizes and can be configured in multiple ways to suit virtually any project or site requirement without the need for costly redesign
- Attaching facades allows the same basic module to be ‘dressed’ in a range of unique finishes and styles
- Architectural designs are available at mass production prices
- Our module supplier has obtained MBIE certification and holds a library of multi-proofs ensuring compliance with all New Zealand building code and planning requirements
- Purchasing arrangement of the modules ensures only a deposit is paid prior to completion and certification of completed modules
- Migration of traditional building tasks to a factory environment significantly lowers site risks
- ‘Stacking’ of completed modules by crane for medium and high rise project lowers the risk of fall injuries
- Factory based precision manufacturing and a comprehensive quality assurance framework ensure modules are completed to the highest standard
- All fabricators and tradespeople are certificated as meeting New Zealand standards prior to working on our modules
- There is permanent in-factory representation from New Zealanders employed by the module supplier during fabrication
- Modules are fully certified by the module supplier, local Council and global Quality Assurance provider SGS prior to shipping
- The modular solution has passed government accreditation and holds ISO 9001 and ISO 14001 certification
- All modules come with a 10 year building and 50 year structural performance warranty
